In a significant decision, Tirupati District Collector S. Venkateshwar recently announced the revocation of the long-standing ’22A ban’ on property registrations within the Auto Nagar area. This order, issued on Monday, September 29, 2025, marks a pivotal moment, offering immense relief and stability to numerous property owners and workers in the region.
The Andhra Pradesh Industrial Infrastructure Corporation (APIIC) originally developed 338 plots across 18.25 acres in Auto Nagar in 1997. Out of these, 337 automobile units were sold, and as of the announcement date, all plots are occupied. However, since October 20, 2018, the Sub-Registrar of Tirupati had suspended registrations for these properties, citing that the land, specifically in Sy.No.74/7 of Akkarampalle village and Sy.No.95/2 under Mangalam village, was on the prohibited list under Section 22A.
Following a wave of appeals and requests submitted during public ‘revenue sadassulu’ (grievance meetings), the matter underwent a thorough review. The Collector’s office carefully examined the concerns raised and ultimately decided to favorably consider the revocation.
This crucial policy change now empowers property owners to legally register their assets, providing essential protection against ownership-related disputes. Furthermore, it streamlines processes for inheritance, facilitates access to bank loans, and makes owners eligible for various government schemes and benefits. The direct impact is expected to benefit 337 automobile units operating in the area, and significantly, it will enhance job security for an estimated 1,500 workers employed within Auto Nagar.
