The Tamil Nadu government has introduced new, more flexible rules for industries, specifically targeting “green” and “white” categories in growing village and peri-urban areas. This move aims to make it easier for these businesses to operate and thrive.
Under the recently updated Tamil Nadu Combined Development and Building Rules of 2019, a significant change has been made: the minimum required road width for green and white category industries in these village and semi-urban localities has been decreased from 7 meters to 6 meters.
It’s important to note that for industries of all categories, including green and white, situated within larger urban areas like corporations, municipalities, and town panchayats, the existing 7-meter minimum road width requirement remains unchanged. This detail was clarified in a recent government order from the Housing and Urban Development Department.
Furthermore, even in these village and peri-urban zones, the 7-meter minimum road width is still mandatory for “orange” and “red” category industries, which typically have a higher environmental impact. The new, relaxed rule for green and white industries was officially announced just last week.
Regarding construction, the standard Floor Space Index (FSI) of two will apply to all industry categories—white, green, orange, and red. This year, the Tamil Nadu government also expanded its classification of “white industries,” adding 609 more types to this less-polluting category.
